Work Modifications Policy

Important information about work modifications during project execution

Overview

We understand that sometimes it may be necessary to modify work during execution to achieve the best results and meet customer needs. We have a clear policy for work modifications.

01

What is Work Modification?

Work modification refers to any changes from the original contract, whether adding work, reducing work, or changing details of work agreed upon in the contract.

+

Adding Work

Adding new work not specified in the original contract, such as adding a new room or installing additional systems.

-

Reducing Work

Reducing or canceling some work specified in the original contract.

Changing Details

Changing materials, size, design, or work methods from those specified in the contract.

02

Work Modification Request Process

1

Notify Requirements

Customers must notify the team of modification requirements immediately via phone, email, or Line.

2

Impact Assessment

Our team will assess the impact of changes on cost, timeline, and work quality.

3

Quote & Details

Prepare a new quote with modification details, timeline, and potential impacts.

4

Confirmation from Both Parties

Both parties must sign to confirm work modifications before proceeding.

5

Execute as Agreed

Our team will execute according to the agreed modifications.

03

Cost Implications

Adding Work

Additional charges will apply based on materials, labor, and time used.

Example:

Adding one bathroom may incur additional costs of approximately 50,000-80,000 THB, depending on size and materials.

Reducing Work

Refund will be provided proportional to reduced work, minus already incurred costs.

Example:

If reducing some finishing work, partial refund may be possible, minus costs of already ordered materials.

Changing Details

May incur additional or reduced costs depending on material and labor price differences.

Example:

Changing from standard tiles to premium tiles may incur additional costs of 20,000-30,000 THB.

04

Timeline Impact

Adding Work

May extend timeline depending on size and complexity of added work.

Reducing Work

May reduce timeline, but must consider related work that may be affected.

🔄

Changing Details

Timeline impact depends on change type, e.g., material changes may require waiting for orders.

Note: We will notify timeline impacts immediately after completing the modification assessment.

Important Considerations

⚠️

Already Completed Work

If modifying already completed work, it may require demolition and rework, increasing costs and timeline.

📦

Already Ordered Materials

Already ordered materials may not be returnable or may incur return fees, which will be deducted from refunds.

👷

Resource Allocation

Modifications may affect team and equipment allocation, requiring adjustments to other work schedules.

🏗️

Impact on Other Work

Modifying one aspect may affect other related work, requiring careful consideration.

07

Best Practices

1

Notify in Advance

Notify modification needs as early as possible so the team can plan and assess impacts appropriately.

2

Specify Details Clearly

Specify modification details clearly to avoid misunderstandings.

3

Consider Impacts

Consider impacts on cost, timeline, and work quality before deciding.

4

Confirm in Writing

Confirm modifications in writing to prevent future disputes.
